Mold Inspection in Fort Myers, FL

Find out what is actually there, from someone with nothing to sell you afterwards.

Know What You Are Dealing With

Most people call us because of something small. A musty smell in a closet that will not go away. A grey patch spreading on the ceiling of a spare room. A cough that clears up on holiday and comes back the day you get home.

You do not need a diagnosis to book an inspection. That is our job. We come out, we look, we measure moisture, and we test where testing will tell us something useful.

Then you get a written report that says what we found, where we found it, and what it means. If there is nothing there, the report says that too. Plenty of our inspections come back clean, and that answer is worth having.

Call (239) 555-0142 and we will tell you honestly whether you need us.

An Honest Answer, Not a Sales Call

Here is something most Fort Myers homeowners do not know. In Florida, the company that inspects your property for mold cannot be the company that removes it. Those are two separate licences, and the law keeps them apart on purpose.

It matters more than it sounds. When a remediation company offers you a free inspection, that inspection is a sales call. The person deciding whether you have a problem is the same person who gets paid to fix it.

We only do the first half. We inspect, we test, we report. We do not sell removal, so what we find is never a quote for our own work. Take our report to any contractor you like, or file it with your insurer, or put it in a drawer because it came back clean.

That independence is the whole product. It is why the report holds up with an insurance adjuster, and why it is worth paying for when a free one is on offer down the road.

Serving Fort Myers and Lee County

We cover Fort Myers and the surrounding area, including Cape Coral, North Fort Myers, Lehigh Acres, Bonita Springs, Estero, San Carlos Park, Sanibel and Fort Myers Beach.

Southwest Florida is hard on buildings. Humidity sits high most of the year, air conditioning runs almost constantly, and a lot of local housing stock is slab built with no crawlspace to dry out. Add a storm season that pushes water into places it was never meant to reach, and mold gets a lot of chances.

That is why a local inspection beats a generic one. We know which neighbourhoods sit low, which construction eras hid their moisture problems where, and what a wall looks like two years after it took on water.

Common Questions

Do I need an inspection or just a test?

An inspection finds where moisture is coming from. A test identifies what is growing. Most people need the inspection first, because knowing the species does not help if the leak feeding it is still there.

Can you tell me over the phone if it is mold?

Not reliably. Discolouration on drywall can be mold, mildew, water staining or dust. That is why we look, and why we do not charge for the conversation beforehand.

How soon can someone come out?

We book same week in most of Lee County. If a sale or a claim is on a deadline, tell us when you call and we will work to it.

Will my insurance cover this?

Sometimes, and it depends on what caused the water. Policies usually treat a sudden burst pipe differently from long term humidity. Our report documents the cause, which is what the adjuster asks for.
