Mold Inspection and Moisture Survey in Fort Myers, FL

Independent assessment, written up so you can act on it.

Find the Water First

Mold is a symptom. Water is the cause. An inspection that identifies growth without finding the moisture feeding it has done half a job, and the growth comes back.

We walk the property with moisture meters and a thermal camera, looking behind what you can see. Wet drywall reads differently from dry drywall long before it stains. Cold spots show where water is tracking inside a wall cavity.

You get a written report with photographs, moisture readings, and a plain account of what is wrong and where. Call (239) 555-0142 and we will tell you whether you need an inspection at all.

What an Inspection Covers

Full visual survey

Every accessible room, plus attic and under-sink spaces where problems start quietly.

Moisture meter readings

Pin and pinless readings on drywall, baseboards, subfloor and framing.

Thermal imaging

Finds temperature differences that mark water inside walls and ceilings without opening them up.

HVAC and humidity check

Air handlers, ducting and indoor humidity levels, which drive more Southwest Florida mold than leaks do.

Written report with photographs

What we found, where, what caused it, and what it means.

What an Inspection Costs

Price depends on property size and how many areas need surveying. A single-room complaint costs less than a whole-house survey before a sale.

Be careful comparing our price to a free inspection from a remediation company. Those are two different things. One is a report you own and can take anywhere. The other is a quote for their work.

Why Our Inspections Are Different

We find the source, not just the stain

Moisture mapping is the point of the visit. Growth is the easy part to spot.

No removal work to sell you

Florida separates assessment from remediation by licence. We only do the first.

Reports you can act on

Written to be handed straight to a contractor or an insurer.

Local building knowledge

Slab construction, seasonal humidity, storm intrusion and older Lee County housing stock all fail in particular ways.

Within 24 to 48 hours, with photographs and readings.

Common Questions

How long does a mold inspection take?

A single-room inspection usually takes under an hour. A whole-house survey before a sale takes two to three hours, depending on size and how much of the property is accessible.

Do I need to be home?

It helps for the first fifteen minutes so you can show us what prompted the call. After that you are welcome to leave us to it.

Will you open up walls?

Not without your permission. Thermal imaging and moisture meters find most problems without cutting. If invasive checking is the only way to be sure, we ask first.

What if you find nothing?

The report says so, and that is a real result. A clean report settles an argument with a buyer, a landlord or an insurer.
